The pace has accelerated since President-elect Yoon Seok-yeol emphasized on the 25th, “Bold innovation for wrong regulations and taxation.”

The transition committee said it would look at all regulations related to real estate, from supply to taxation to finance.

It predicted a major real estate operation.

In particular, he is in a position to loosen the real estate regulations to restore the market function.

The first is the easing of real estate-related taxation.

A plan is being discussed to cut the estate tax and, in the long run, combine it with the property tax to pay only one tax on the house.

In addition, it seems that a plan to delay the payment of heavy taxes when a multi-family home is sold for two years will be considered.

The current government’s loan regulations also foreshadowed changes.

It was a promise during the presidential election, and plans to raise the loan limit to 70% of the house price and up to 80% for young people are being considered.

The will to overhaul the rental-related system is also strong.

Current tenants can buy an additional two years after the two-year contract has expired.

In this case, the landlord cannot increase the rent by more than 5% when renewing the contract.

However, the reduction and abolition of these two systems are currently being reviewed by the transition committee.

The problem is Parliament.

The improvement of real estate-related systems requires the cooperation of the Democratic Party as it is necessary to revise the law.

Real estate-related taxation and easing of loan regulations have room for negotiation as the Democratic Party has promised, but the situation is different with the 3rd Law on Leases.

The Democratic Party is already protesting, saying that the renewal rate of the lease contract reached 70% after the law came into force.

It has barely been established, but if you change it again now, it will only bring about market chaos.
