U2 bass player Adam Clayton has secured planning permission from Cork County Council to build a seven-bedroom retirement home in Ringfinnan, southwest of Kinsale town, Irish Examiner reported. The local authority assessed the project and determined that the proposed mansion on the Bandon River site is in accordance with proper planning and sustainable development in the area.
The Ringfinnan Design and Property Details
The planning application, lodged in June by Coakley O’Neill Town Planning Ltd, outlines a 795-square-meter development across three floors that will replace a ruined homestead and its outbuildings, according to The Irish Times. Architects Rundell Associates designed the structure with north and south wings reminiscent of local farmsteads and courtyard typologies to minimize visual impact. The layout features step-free access throughout the main living areas and principal bedroom, an underground car park, a gym, a health spa, a games and media room, and multiple kitchen and dining spaces.

Outdoor plans include a walled garden, fountain features, paved terraces, and soft landscape terracing. The project incorporates sustainable energy systems, including 50 photovoltaic panels on ground-mounted arrays and five micro wind turbines. Construction will rely on local materials such as dry stone walling and timber cladding, topped by a mix of traditional slate pitched roofs and green sedum flat roofs.
Conditions and Environmental Protections
Cork County Council attached 15 conditions to the grant of permission, focusing on road safety, infrastructure, and biodiversity protection. Requirements include maintaining clear sightlines of 80 meters in both directions from the site entrance and a ban on removing or cutting trees and hedgerows between March 1 and August 31. The council also imposed a wastewater management plan and rules requiring contractors to clear any mud or debris from public roads.

Kinsale Celebrity Property Context
Clayton has targeted the Kinsale area for years, previously acting as the underbidder for Annefield House at Ballinclashet Creek in Oysterhaven when it came to the market in 2023. That property ultimately sold for €2.775m, having come to market for €1.5m, after a US buyer gazumped a €1.85m deal. The Ringfinnan plot provides similar privacy and runs down to the Bandon River, mirroring the seclusion that drew Clayton to Oysterhaven.
The coastal town has long attracted high-net-worth individuals and artists. US billionaire James Berwind has invested more than €20m in Kinsale properties, including a sale agreed at €6m-plus for Prospect Villa in Scilly. In 2023, Nike heir Travis Knight purchased Ocean Breeze above Scilly for €4.5m, while American singer-songwriter Tori Amos owned Ballywilliam House six kilometers upriver for 25 years before selling it in 2019 for €1.19m.

Touring Schedule and Construction Timeline
No objections were lodged against Clayton’s planning application with Cork County Council, allowing the project to move forward without a planning board appeal. The bassist has recently been celebrating U2’s 50th anniversary and will soon prepare for the band’s upcoming The Greatest Show on Earth world tour, which kicks off in Mexico City in February.
