Daejeon and Chungnam apartment sales and charter prices ‘endless discount’

In the fourth week of January, apartment sales and charter prices in Daejeon and Chungnam continued to fall. The decline in selling prices stopped or widened, and the decline in jeonse prices narrowed.

Yuseong and Dong-gu in Daejeon, Gyeryong and Hongseong in Chungnam, Daedeok and Yuseong in Daejeon, and Gyeryong and Dangjin in Chungnam showed remarkable decline.

According to the results of the nationwide weekly apartment price trend survey for the fourth week of January (23rd) by the Korea Real Estate Agency, the rate of change in sales and rental prices in Daejeon and Chungnam was -0.44% -0.59% and -0.25% -0.31% .

Daejeon’s one-week apartment sales price variation rate (-0.44% → -0.44%) showed a consistent trend from the previous week. Among the five metropolitan cities excluding the metropolitan area, Busan (-0.49%) fell the most, followed by Daegu (-0.47%), Daejeon (-0.44%), Ulsan (-0.35%), and Gwangju (-0.29% ).

The price fluctuation rate of Daejeon flat jeonse decreased (-0.77% → -0.59%) from the previous week. Among the five metropolitan cities excluding the metropolitan area, Daegu (-0.78%) fell the most, followed by Busan (-0.72%), Daejeon (-0.59%), Ulsan (-0.58%), and Gwangju (-0.32% ).

The rate of change in apartment sales prices (-0.23% → -0.25%) for a week in Chungcheongnam-do increased slightly compared to the previous week. Among other provinces excluding metropolitan cities, Sejong (-1.00%) fell the most, followed by Jeonnam (-0.46%), Gyeongnam (-0.36%), Chungnam (-0.25%), Chungbuk and Gyeongbuk (-0.22%), and Jeonbuk (-0.22%) Decreased in order of 0.19%), Jeju (-0.14%), and Gangwon (-0.10%).

The rate of change in flat jeonse prices in Chungnam (-0.39% → -0.36%) decreased slightly from the previous week. Among other provinces excluding metropolitan cities, Sejong (-0.05%) declined the most, followed by Jeonnam (-0.45%), Gyeongnam (-0.44%), Chungnam (-0.31%), Chungbuk and Jeonbuk (-0.26%), and Gyeongbuk (-0.26%), 0.22%), followed by Gangwon (-0.16%) and Jeju (-0.15%).

Compared to the previous week, the rate of change in apartment sales and jeonse prices nationwide for the week was -0.42%·-0.75%, 5 major metropolitan cities -0.43%·-0.64%, and other states – 0.35%·-0.47 %.

Apartment sales prices in Daejeon fell in all five districts. Yuseong-gu (-0.66%) fell the most, followed by Dong-gu (-0.41%), Jung-gu (-0.40%), Seo-gu (-0.35%), and Daedeok-gu (-0.31%).

Jeonse apartment prices also fell in all five districts. Daedeok-gu (-0.83%) fell the most during the week, followed by Yuseong-gu (-0.76%), Jung-gu (-0.61%), Dong-gu (-0.54%), and Seo-gu (- 0.41%).

The sales price of apartments in Chungcheongnam-do also showed a downward trend in all regions. Gyeryong-si (-0.68%) fell the most during the week, followed by Hongseong-gun (-0.62%), Cheonan-si (-0.32%), Dangjin-si (-0.23%), Seosan-si (-0.19 %) %), Asan-si (-0.15%), and Yesan-gun (-0.15%).-0.11%), Boryeong City (-0.10%), Gongju City (-0.08%), and Nonsan City (- 0.03%) ).

Apartment rental prices also fell in all regions. Gyeryong-si (-0.68%) had the most rain, followed by Dangjin-si (-0.47%), Cheonan-si (-0.39%), Hongseong-gun (-0.36%), Gongju-si (-0.26%) Followed , Seosan-si (-0.25%), and Asan-si (-0.25%).0.22%), Boryeong/Nonsan City (-0.03%), and Yesan-gun (-0.02%).

From the 23rd, looking at the supply and demand trends for house and jeonse sales, Daejeon scored 69.9 and 67.1, and Chungnam 87.2 and 87.1, respectively. The supply/demand trend is a number that scores the proportions of supply and demand The closer to 0, the higher the supply, the closer to 200, the higher the demand, and the closer to 100, the closest to supply and demand.

An official from the real estate industry in Daejeon said, “There is still a general expectation that apartment sales prices will fall further among consumers, so transactions are not being made except for quick sales,” and “this phenomenon will continue in the future. ”
